For homeowners who live in HOA communities, few things are more frustrating than receiving violation notices—letters from the HOA Board explaining a breach in community rules or protocol, perhaps accompanied by a fine. While violation notices may be bothersome for homeowners, they are no more enjoyable for HOA Board members themselves; most Board members truly hate having to send these negative notices. Reducing the need for violation notices is something all members of the association can benefit from, then—and in a new statement to the press, Kuester Management Group explains how this can be done.

“The way to reduce violation notices is not necessarily to turn a blind eye toward breaches of the community covenants, but rather to reduce violations themselves,” comments Bryan Kuester, President of Kuester Management Group. “Unfortunately, Board members cannot just snap their fingers and make this happen. Kuester explains that it is important to be open about the covenants and other rules of the HOA—but not just the letter of the law. “It is also helpful to make it clear why these rules and regulations exist, and what purpose they serve in protecting property values,” he offers. “I would also recommend making sure that homeowners know what the penalties are for rule violations—not in a threatening way, but just in the interest of full disclosure.”

As for how Board members communicate these things, Kuester says there are a number of options. “Having a ‘Rules and Regs’ section in your newsletter, making governing documents downloadable for all members, using social media to communicate—these are all positive strategies,” he remarks. “The important thing is being consistent not just in enforcing policies, but in educating homeowners as to what those policies are.”
